Here's the good news: most buyers go from "let's do this" to keys in hand in about 60 days. It feels big because it's new โ€” not because it's hard. I'll be with you the whole way. Let's walk the path together, one step at a time. ๐Ÿ™Œ

Before we start: Every home sale moves at its own pace. Sixty days is a common, realistic timeline โ€” some go faster, some take longer. Think of this as your map, not a stopwatch.

1Days 1โ€“7: Get pre-approved

This is step one, and it's the one that changes everything. A lender looks at your income, credit, and savings, then tells you what you can comfortably spend.

2Day 7: We team up (buyer agreement)

Early on, we'll sign a simple buyer-agent agreement. Recent real estate law changes made this a normal first step. It just spells out how I help you and how I get paid, so everything is clear and in writing.

Why it's a good thing: It means you have someone fully in your corner โ€” looking out for your money and your best interests โ€” from day one.

3Days 7โ€“10: Set your must-haves

Now the fun part. We list what you truly need vs. what's just nice to have โ€” bedrooms, area, commute, yard, budget. Then I set up a home search that sends you the right listings the moment they hit the market.

Found a home you love? We move. I'll help you offer a smart price using real market info, and we'll set terms that protect you. Then we send it to the seller and negotiate the best deal we can get.

6Days 30โ€“35: Under contract โ€” inspection & appraisal

The seller says yes โ€” congrats, you're "under contract." Now we protect you:

7Days 35โ€“55: Loan processing

Behind the scenes, your lender finishes the loan. They may ask for a few documents โ€” send them back fast and you keep things smooth.
