The big idea: Rent isn't cheaper โ€” it's just someone else's mortgage with your name on the check.

2Buying builds YOUR wealth (that's equity)

When you own, part of every payment goes toward paying down your loan. That chunk becomes equity โ€” the part of the home you truly own. Over time, your equity grows two ways:

3What's actually in a mortgage payment?

People think a mortgage is one scary number. It's really just a few simple parts. Folks call it PITI โ€” and sometimes HOA:

Here's the key: A big piece of that payment โ€” the principal โ€” comes back to you as equity. With rent, none of it does.

This is the part that surprises people most. If you're a reliable renter writing a solid check every month, you may already be paying about what a mortgage would cost. You're proving every month that you can handle a housing payment โ€” you're just handing that proof to a landlord instead of building your own future with it.

Think about it: If you can pay rent on time, you've basically shown a lender you can pay a mortgage. The main question isn't "can you afford it?" โ€” it's "why keep paying someone else's?"

5A Vegas bonus: no state income tax

Here's a nice perk of putting down roots in Nevada: there's no state income tax. That means more of your paycheck stays in your pocket โ€” money that can help you save for a down payment or handle a monthly house payment with more room to breathe.
