How to Get Pre-Approved

What lenders actually look at โ€” and how to walk in ready. The simple guide that turns "maybe someday" into "let's go house hunting." ๐Ÿ”‘

A free guide from Richard Pobre ยท The Rich Group

Getting pre-approved is the very first move of every smart home buyer. It tells you your budget, it makes sellers take you seriously, and it's usually free. This guide shows you exactly what lenders check and how to get ready โ€” no stress, no surprises. ๐Ÿ™Œ

1The 4 big things lenders check

When you apply, a lender is really asking one simple question: "Can this buyer comfortably repay the loan?" To answer it, they look at four things.

1. Your credit

Your credit score and history show how you've handled money you've borrowed. A stronger score can mean an easier approval and a better rate. You don't need perfect credit โ€” you need a plan, and I can help with that.

2. Your income

Lenders want to see steady, reliable income โ€” a paycheck, self-employment, or other regular money coming in. They're checking that you earn enough, and that it's likely to keep coming.

3. Your debt-to-income (DTI) ratio

This one sounds fancy but it's simple. DTI compares what you owe each month to what you earn each month. Lenders like to see your monthly debts take up a comfortable, not-too-high share of your income โ€” that leaves room for a house payment.

In plain terms: The less you owe on cars, cards, and loans each month, the more house you can afford. Paying down a balance before you apply can actually raise your budget.

4. Money for down payment & reserves

Lenders want to see the cash for your down payment and closing costs โ€” plus a little left over afterward, called "reserves." Reserves are just a small cushion that shows you won't be stretched too thin. Gift money from family is often allowed too.

2Documents to gather

Getting pre-approved goes fast when you have your paperwork ready. Here's the short list most lenders ask for. Round these up and you're halfway there.

What to bringWhy they want it
Recent pay stubsShows your current income
W-2s (last 2 years)Confirms your income history
Tax returns (last 2 years)Extra proof of income, key if self-employed
Bank statementsShows your down payment and reserves
Photo IDConfirms who you are
Self-employed or paid in tips? Totally workable. It just takes a couple extra documents. Tell your lender up front and they'll guide you.

3Pre-qualified vs. pre-approved

People mix these up all the time, so let's make it clear. They sound alike, but one carries a lot more weight.

 Pre-qualifiedPre-approved
What it isA quick estimate based on what you tell the lenderA verified review of your real documents and credit
How strongA rough guess โ€” a starting pointA serious green light sellers trust
When to use itJust curious about a ballparkReady to actually shop and make offers
Bottom line: Pre-qualified is a friendly guess. Pre-approved is the real deal. When you're ready to house hunt in Vegas, you want to be pre-approved.

4Why pre-approval is a game-changer

A pre-approval isn't just paperwork โ€” it's your competitive edge. Here's what it does for you.

โœ“ Why it helps

  • You know your real budget
  • Sellers take your offer seriously
  • You can move fast on the right home
  • It's usually free to get

โœ• Without it

  • You're guessing what you can afford
  • Sellers may skip your offer
  • You could lose a home to a ready buyer
  • You waste time on the wrong houses
Here's the truth: In a market like Las Vegas, a pre-approved buyer beats an unsure one almost every time. Sellers pick offers they trust โ€” and pre-approval builds that trust before you even walk in the door.
